Why is it that when I look at rookie cards of Albert Pujols, he has 43 of them and three have green up arrows and the rest have no arrows. Why just those three?

Because the arrows (up or down) are specific to individual cards not the player on the whole. When the hobby as a whole can work together and allow integration of data across all platforms, maybe then we will have real-time data. Beckett has 9m+ cards in its database with I think 5 levels of raw conditional pricing per card - too much data (or at least relevant data)
